Owner's representative and pre-construction

Franciscan Outreach Non-Congregate Shelter Program

Eagle Capital Projects is currently the owner's representative for Franciscan Outreach's $25 million, 45,000 square foot, 100+ bed non-congregate shelter in the Little Village neighborhood.  


Starting in March 2024, ECP provided pre-development services related to City of Chicago's Department of Housing, including grant management, design management, environmental due diligence, budgeting, scheduling, permitting, zoning, property acquisition, and contractor solicitation and award. 


With the commencement of construction, ECP has provided services related to change management, invoicing and payments, schedule reviews, and contractor and third-party coordination.

Weekend Getaway

Eagle Capital Projects is currently the owner's representative and pre-development manager for the development of a 2-acre parcel outside the Chicago intended for use as a weekend getaway for the owner.  Services include programming and managing the preliminary design, financial modeling, cost estimating, scheduling, and market research in support of future contractor solicitation efforts. 


When the project transitions to the construction phase, ECP will assist the client in the selection of a project delivery strategy and provide oversight and advice throughout completion.

Pilsen Two-Flat Development

Eagle Capital Projects served as the owner's representative and pre-development manager for a two-flat in the Pilsen neighborhood. The project involved the demolition of an existing, aged structure, environmental remediation, design management, zoning variations, development of financial models, scheduling, and solicitation and award of contractors. 


After the City of Chicago's Zoning Board of Appeals approved the necessary variations in July and ECP was selected as the general contractor to construct the project. Work is expected to begin in August 2025 and be completed in the Spring of 2026.
